Technical Services

Technical Services are handled by our in-house team Build-Zone Survey Services Limited (BZSS). They can facilitate Building Control for you with one of their Partnered Approved Inspectors. Every inspection is audited by BZSS to give you further peace of mind.

​Where Building Control has already been arranged elsewhere, technical audits are undertaken by one of BZSS’s Partnered Approved Inspectors to ensure the project reaches the standard required for the issue of the warranty. Both Insurers and Build-Zone understand the value of this service and this is reflected in the premiums that are charged. The sooner that BZSS are involved then the greater the benefit that can be realised.

Features of the Build Zone Completed Housing Warranty

The Build-Zone Completed Housing Structural Warranty has been designed to provide cover to those with a financial interest in a property that was originally built or converted without the benefit of a warranty.

Features of the Completed Housing Warranty:

  • No membership fees
  • Can be arranged by either the vendor or purchaser of the property.
  • Cover is provided for the balance of the 10-year period from completion of the build
  • Fast turnaround from survey to inception of cover
  • The policy is fully assignable and automatically provides cover for successors in title

Technical Services

Technical Services are handled by our in-house team Build-Zone Survey Services Limited (BZSS). A Completed Housing Survey is undertaken by one of BZSS’s Partnered Surveyors to ensure the project has reached the standard required for the issue of the warranty.

Procedure
The charge quoted consists of two parts:
1) The survey and audit fee
2) The anticipated premium

In the first instance, only the survey and audit fee is paid. Immediately on receipt of the fee BZSS will appoint a Partnered Surveyor who will contact you within 3 working days to arrange the Completed Housing Survey.

The Surveyor will assess the design and physical condition of the building to ensure its structural integrity and compliance with the Warranty requirements. They will also require all the copies of all the relevant certificates. If the survey raises any problems then remedial works may be required prior to cover being offered.

Subject to the Completed Housing Survey being acceptable, premium payment will then be requested. No cover can be granted until this premium has been paid in full.

A Certificate of Insurance is issued covering the balance of the 10-year period from completion of the build. This is normally the date of the Building Control Completion Certificate.

The Build-Zone Basic Warranty

The Build-Zone Basic Warranty covers New Builds, Conversions, Renovations and Extensions and protects the policyholder against claims for loss or damage caused by Major Structural Damage, Defective Weatherproofing and defective drains.

The Build-Zone Basic Structural Warranty does not include a 2 year Defects Liability Period which means that a homebuyer can make a direct claim to the Insurer straight away in the unlikely event of a structural defect occurring.

A Basic Warranty may be offered where a Developer or private individual cannot meet the registration requirements for our New Home Warranty and can be particularly useful where a receiver is involved.

Build-Zone provides Housing Associations and registered Social Landlords with up to 12 year’s structural warranty cover

The Structural Warranty is suitable for regeneration projects and mixed use projects.
