Build-Zone Construction Insurance can include Contractors All Risk (CAR) for New Works, Existing Structures being worked on (Terms, Conditions & Limitations may apply), Hired Plant, Own Plant, Public Liability & Employers Liability cover, Non-Negligent Damage, and Terrorism if required.
We have a range of policies available which can provide cover for any size development from a simple single unit New Build/Renovation/Conversion/ Extension through to large Residential, commercial and mixed-use developments.
Whether your project is a Conversion, Renovation, Extension or a New Build you will need comprehensive protection for both the building, the rest of the site and activities.
You must protect the Existing Structure (if there is one) and any new work against losses such as Fire, Theft, Flood, Storm Damage, Vandalism and Accidental Damage. We also provide Employers’ and Public Liability insurance as standard to cover you, your employees and any other third parties (or third-party properties) against injury or property damage. This includes the cost of defending and/or pursuing a claim.
If you have a Party Wall Agreement in place with one or more neighbours, you may be responsible for rectifying any damage caused to their property (however serious) so you should seek professional Party Wall advice in this respect and make sure you have adequate cover in place such as our Developer Site Insurance. We can also provide JCT 6.5.1 Insurance.
Separately, as an extension of the Build-Zone Warranty business, Sennocke have negotiated a Lloyd’s Insurance Backed Guarantee (IBG) facility for Japanese Knotweed Remediation companies.
Japanese Knotweed is one of the major problems facing Developers and Builders currently. Many Lenders will not offer financial loans on properties or developments with Japanese Knotweed or a history of the plant. This has seriously affected the market… until now.
The most important aspect to consider when providing IBG’s is the financial stability and security of the Insurers themselves. Sennocke is working with some of the best Japanese Knotweed removal companies to guarantee the removal for up to 10 years by providing a IBG backed by Lloyd’s of London.
